Considering new construction? These are the pluses and minuses to consider as you hunt.
Pros
1. Customization: You choose finishes, materials, and make customizations to suit your preferences. Caveat: some builders will limit your material choices -- or charge for upgrades
2. Modern tech & finishings: expect energy-efficient appliances, smart home technology, and on-trend interior design
3. Less maintenance: New homes use newer materials and technology, reducing the likelihood of major repairs or updates in the near future
4. Warranty: This is a biggie -- most new construction homes come with warranties that cover structural issues or defects
5. Buyer incentives: right this second, most builders are offering cash to apply to closing costs!
Due to the weird market conditions of the past year, lots of great deals can be found in new construction. Some caveats to consider:
Cons:
1. Limited location options: New construction developments are often built in suburban areas or on the outskirts of town. I recommend using smaller builders when looking in Austin proper (just be prepared for sticker shock!).
2. Construction delays: New build finish dates can be a moving target -- you may have to be flexible with move-in dates.
3. Lack of established community: New construction developments can sometimes lack the charm found in more established neighborhoods. It may take time for the community to develop and amenities to be added.
5. Unknown quality: Buying a new construction property means relying on the reputation and track record of the builder. Research is key.
